The planning process

In Finland, we have a saying "hyvin suunniteltu on puoliksi tehty" which can be translated "well-designed is half done". Over the years, we have developed and refined our design process to take into account all aspects of the project and even the smallest details without ever losing the big picture. Our process guarantees fast and smooth cooperation, substantial financial savings and, as a result, high-quality plans.

Our design process

START. Open dialogue. Thorough background information. Common goal.

OPTIONS. Influencing cost frameworks already at this stage. Sustainable development perspective.

DESIGN. Concrete solutions for evaluation by all parties.

APPROVAL. Smooth cooperation with the authorities in the building permit phase.
CONTROL. Active monitoring and consultation of plans when necessary.

Steps in our design process

Start

At the beginning of the project, we review the wishes of both the architect and the client about the general solutions of the project. Based on this, we draw up the main fire engineering lines for the project and prepare a preliminary fire safety plan for the guidance of the design team. The best possible result is achieved when a fire engineer is involved in the construction project from the very beginning. This enables fire safety solutions to be optimized from the choice of the building’s fire class, avoids problems associated with poorly designed solutions, and ensures the smoothness of the project from the implementation phase to maintenance.

Options

In the initial phase of the project (of course also in the later stages), alternative solutions to fire engineering issues can be presented. This allows the customer and other designers to choose the most suitable fire protection solutions for their needs. At this stage, it is also possible to point out possible savings targets that can be realized with performance-based fire safety design.

Design

The fire-fighting solutions of the site will be presented to the rescue authority. Any input data for performance-based design will also be accepted. The fire design and possible performance-based fire safety design will be completed on the basis of the agreed initial data. The plans are updated as needed.

Approval

Final updated fire plans and performance based designs will be presented to the rescue and building control authorities before applying for a building permit. Plans approved by the authorities are uploaded to Lupapiste (Finnish online service for applying for permits for the built environment) and stamped if necessary. In some cases, performance-based design or site-specific expert opinions are approved by the authorities even after applying for a building permit. This may require adding a construction change drawing (rakentamisen aikainen muutospiirustus, RAM) to the project.

Control

The fire consultant monitors the fire engineering implementation of the site during the construction phase so that the fire engineering solutions are implemented correctly and according to plan. This avoids later problems, for example, during the commissioning phase of a building. During the construction phase, a fire consultant can still assist the contractor with fire engineering issues that arise at the site.
